WHAT TO EXPECT FROM YOUR INSPECTION

We strictly follow the Standards of Practice for home inspectors established by ASHI, the oldest home inspection association in the Industry.

After we review the home, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed and also mention the items that you will want to monitor for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, which will be delivered in HTML and/or PDF format. From our report, you can review the items discussed, with videos and images for your reference.

A home is the biggest purchase most people will ever make, and a home inspection is always recommended before buying a home. It’s important to realize the condition of your investment. While some little quirks may be nothing to worry about, there may be more serious issues that only a professional home inspector can assess.

We include thermal imaging with every home inspection. What is thermal imaging Home Inspection? Infrared (thermal imaging) is an advanced, non-invasive technology that allows the inspector to show clients things about their homes or buildings that can't be revealed using conventional inspection methods, especially to aid in identifying moisture intrusion, electrical hot spots, and energy loss.  This critical service should be used in every home inspection.  

WHAT NOT TO EXPECT FROM A HOME INSPECTION?

  • A home inspection is not a protection against future failures. Components like air conditioners and heat systems can and will break down. A home inspection attempts to reveal the condition of the component at the time the component was inspected. For protection from future failure you may want to consider a home warranty.

  • A home inspection is not an appraisal that determines the value of a home. A home inspector will not tell you if you should buy this home or what to pay for this home. Additionally, a home inspection report does not detail the potential cost of repairs.

  • A home inspection is not a county code inspection, which verifies local building code compliance. A home inspector will not pass or fail a house. Homes built before code revisions are not obligated to comply with the code for homes built today. Home inspectors will report findings when it comes to safety concerns that may be in the current code such as ungrounded outlets above sinks.
